Completed in 2011: New construction, 6 story, 32 unit residential condominium with below grade parking.
When construction commenced in 2008 (in time to take advantage of the soon to be restricted 421a tax abatement), this project was designed as 48 unit condominium in the “be@” property model, i.e. a mix of relatively small, open plan studio and one and two bedroom apartments with generous common amenity spaces. During the early phase of construction, the NYC Department of Education re-districted the area, and site was then included within the catchment area of PS 29, one of Brooklyn’s most highly rated public schools.
The SDS team reworked the design to gear it to young families by combining units to create 32 apartments with a high proportion of 3 and 4 bedroom apartments. Units were also designed to maximize views of the Columbia waterfront, Manhattan and Van Vorhees Park to the north and west. Within a year after commencing marketing in a slow market, all units were under contact.
